Third Walnut Creek Mutual (TWCM) was formed in 1974 as one of the first homeowners associations in Walnut Creek. It now serves the needs of 1,738 homes spread across 13 governing districts and 27 subdivisions.
TWCM consists entirely of condos and is one of 17 homeowners associations in the Rossmoor Community. The total number of homes in Rossmoor is approximately 6,700, with 3350 cooperatives, 3300 condominiums, and 63 planned unit developments. There are about 9,000 residents living in Rossmoor, and approximately 2600 of them are members of TWCM.
The mission of TWCM is to serve the needs of its members and to maintain open communications and transparency of governance. All meetings of the Board of Directors and its Committees are open and publicized, and members of TWCM are welcome to attend.
We aspire to be the best homeowners association possible, and we invite our members and prospective members to explore this website and contact us. We are the homeowners association with a heart — “Where People Come First”.
